EMI uses the standard reducing-balance formula: EMI = P x r x (1 + r)^n / ((1 + r)^n - 1), where P is the loan amount, r is the monthly interest rate (annual rate divided by 12 then by 100) and n is the number of months (years x 12). Early EMIs are mostly interest and later ones mostly principal, but the monthly amount stays the same for a fixed-rate loan. The figures here are illustrative and based only on the numbers you enter.
It depends on your loan. A fixed-rate loan keeps the same rate and EMI throughout. A floating-rate loan (common for home loans) moves with the lender's benchmark, so your EMI or tenure can change over time. This calculator assumes the single rate you enter stays constant, which is an illustration, not a prediction of future rates.
